Your Sphere Opportunity Overhaul

Your sphere is one of the most valuable assets you have in your business and in any market. And if you want repeat and referral business, you need a modern plan to make that happen. (*Spoiler—infrequent holiday cards and generic email blasts aren't going to cut it!) So, in this month's edition of the Agent Soar Series, we're exploring how to take a creative approach to staying in touch that generates more opportunities and closings!

What are you currently doing to actively stay in touch with your sphere each month? If the answer is sporadic or limited, it's time to refresh your touchplan!

Not all touchpoints are equal. So, having the right balance of variety, frequency, and quality can make all the difference. To help you come up with a proven plan, break your activities into four key categories: digital, direct, in-hand, and in-person. 
Category 1: Digital  

These are activities like sending an email newsletter or getting engagement back on social. They're also easy and quick to get started with and, oftentimes, low cost. However, this form of touchpoint isn't always seen and can be a passive interaction. 

Category 2: Direct

Calling, texting, sending a 1-to-1 email, or DMing on social are all examples of a direct touchpoint. These are low-cost and high-value because you can strike up a genuine conversation. However, it is a time commitment. 

Category 3: In-Hand 

There's something special about tangible touchpoints. Postcards, handwritten notes, mailed CMAs, and dropped-off Pop Bys are all examples. They're typically more memorable and can feel special and personal to your sphere. However, there's a time and cost commitment. 

Category 4: In-Person

This could be a casual get-together, a customer appreciation event, or saying 'hello' during Pop-Bys. All of these activities demonstrate that you value the other person and have a high ROI. However, they can often require the most time and cost. 

Just make sure that your marketing is high-quality and engaging so it makes the impact you're looking for.

Direct communication texts and calls can have the biggest impact. This is where you can actually engage with your sphere, hear what's new with them, and ultimately, stay top of mind. 

But how do you reach out? If you ever feel awkward or are unsure what to say when reaching out, try a conversation starter. 

These work whether you haven't talked to someone in a while or if they're a recent customer. 

To do this, create topic categories that work in many scenarios. Some topic ideas to try are: reminded of you, new in the community, how are you, past customers, catching up on social, and DMs for social posts.

Let's give it a try for each topic idea -

  • Reminded of you - "I came across a home with a (INSERT WHAT OR FEATURE - Example- incredible kitchen). Made me think of your love for (INSERT WHAT - Example: cooking)! Are you still finding time for it?" 
  • Around the community - "There's a (INSERT FAMILY EVENT) happening this weekend. I immediately thought of your family! Any plans to go?" 
  • How are you doing? - "It’s been a minute, hasn’t it? Just wanted to pop in and see how you and your family are doing!" OR "Just a friendly hello! How’s life treating you these days?"
  • For past customers - "Thinking of you and your new home. How's it going - any projects you're working on?"
  • Catching up on social - "Saw your photos from (INSERT EVENT OR PHOTO ALBUM). It looked like a lot of fun! How was it?"
  • Posts to DM - "I recently shared this Reel on social, and the tip made me think of you!"

How To Use: Share any thoughts or insights on what's currently going on in the industry. What are you sharing with your agents right now? You can also use this space for general advice for agents, a look at current trends, market updates, etc that you feel is important to share. 

Taking Action with Your Plan

You have a lot of marketing options when it comes to staying in touch. Choose a variety of ideas that motivate you, and you can accomplish. The key to your touchplan, like any marketing, is consistency!
