Hello there!

I hope you've been enjoying the spring season here in our community.

In this month's edition of my newsletter, we're diving into home tips for enjoying warmer days and how to feel at home in your community.

Plus, I'm sharing helpful info about the recent real estate industry headlines you may have been seeing.

I hope it you find it inspiring and helpful. Enjoy!

You might have seen in the news and on social posts about the proposed NAR (National Association of Realtors) settlement. There's a lot of misinformation out there and click-bait articles, so I wanted to share some information with you.

So, how does the settlement affect home sellers and home buyers?

According to an FAQ document released by NAR,

"This settlement would preserve the choices consumers have regarding real estate services and compensation. After the new rule goes into effect, listing brokers and sellers could continue to offer compensation for buyer broker services, but such offers could not be communicated via the MLS. MLS participants acting for buyers would be required to enter into written agreements with their buyers before touring a home. These agreements can help consumers understand exactly what services and value will be provided, and for how much."

Sellers may still elect to pay for buyer compensation, and a written buyer agreement is beneficial for buyers. However, articles about industry standard commissions and claims that this settlement will lower home prices can be misleading.

My goal as your real estate professional is to always lead with integrity and provide clarity to help you make informed decisions.

If you'd like to discuss this further or have any specific questions, please reply and let me know. As always, I'll continue to share up-to-date info on real estate and our local market.

Let's be honest...moving to a new area can be both exciting and a bit overwhelming. But as a local agent, I've helped many people make new areas feel like home!

So whether you've moved recently or are looking to get more plugged into your local community, here are some of my top tips to help you settle in quickly and feel like a local -

Tip 1: Take a Neighborhood Walk - Step away from the unpacking and get outside! It's good for your health, can help you get your bearings in your new home, and help you meet some of your new neighbors.

Tip 2: Attend Local Events and Festivals - Keep an eye out for community events, festivals & farmer's markets.

These are the heartbeat of our local area and a perfect opportunity to immerse yourself in local culture.

Tip 3: Update Your Info - Make a visit to the DMV to update your license, and be sure to update your address with banks, employers, and subscription services. This also an ideal time to explore local amenities like gyms, libraries, or community centers.

Hello there!

I hope you've been enjoying the spring season here in our community!

In this month's edition of my newsletter, we're diving into home tips for enjoying warmer days, how to feel at home in your community, and what to keep in mind if making a move is on your radar this season.

I hope it you find it inspiring and helpful - enjoy!

Having a clear, well-thought-out plan can really pay off in the spring market. So, if selling is on your radar this season, let’s walk through the steps to take to help get you & your home ready -

Step 1: Get clarity with your decision to sell - If you're unsure if the timing is right, the first step is to have a conversation about the pros & cons so you can confidently move forward.

Step 2: Find out the numbers - In addition to how much your home could sell for, get insights into overall market conditions. I'd recommend getting a professional home valuation and market report.

Step 3: Team Up for Success - The right agent can make all the difference in the successful sale of your home. Interview agents to find out their expertise, and look for someone who knows the area well and can offer insights & guidance tailored to your specific needs.

Step 4: Prep Your Home to Impress - Make your home look its absolute best for potential buyers. Declutter, tackle minor repairs & consider staging. Doing this work ahead of time could lead to potentially less time on the market and higher offers.

Step 5: Move Forward with Listing - When you're ready, it's time to put it on the market and list it officially 'for sale!' This is where an experienced agent (like me) will handle all of the paperwork and creative marketing and will be here to guide you through every step, from negotiations to closing!

And if you are thinking about selling, know that the first step can be a casual conversation I'm happy to have with you - feel free to reply to this email anytime!
