Hello there!

The sun is starting to set on summer, and August marks a month of transitions and new beginnings. Yet there's still plenty to enjoy! In this month's newsletter, I'm sharing some ways to make the most of the last days of summer, books that deserve a place on your bookshelf, and an important real estate update. So, let's get into it -

As of August 17th, 2024, a REALTOR® who is "working with" a buyer will be required to have a written agreement with the buyer prior to touring a home.

While this is an industry change to be aware of, it benefits buyers because it clearly and transparently outlines the service an agent will provide and how they'll be compensated. So, let's dive into why you need one as a buyer and what you can expect from it.

A buyer representation agreement is a legally binding document that outlines the relationship between you and your buyer's agent.

And there are benefits to having one! The written buyer agreement works to -

- Builds Trust: It promotes transparency and helps build a strong, mutually beneficial relationship with your agent.

- Provide Clarity: It provides a clear outline of the services you’ll receive, ensuring you know what to expect.

- Outline Compensation: This document will specify and disclose the amount or rate of any compensation that the buyer's agent will receive from any source and how that amount is determined.

- Ensure Service: Inside, you'll find out the obligations your agent has for you throughout the transaction and how they'll prioritize your interests.

This written buyer agreement has benefits for all parties, outlines the relationship, and is now an industry standard when buying. If you have any questions about how this works or what the document looks like, please don't hesitate to ask!

Backyard BBQ: Fire up the grill for a fun and relaxing BBQ. Enjoy delicious food and outdoor games with friends and family.

Garden Party: Host an elegant garden party with twinkling lights, homemade lemonade, and finger foods. Set up cozy seating and enjoy a beautiful summer evening.

In this month's newsletter, I'm sharing some ways to make the most of the last days of summer, books that deserve a place on your bookshelf, and an important real estate update. So, let's get into it -

What does the market activity look like for (INSERT AREA)? 

Let's dive deeper into the numbers because whether you're buying a home in the area, looking to sell, or want to be a more informed owner these stats can impact you. So, here are some of the most relevant data points explained -

X New Listings as of (INSERT DATE/TIMEFRAME)
This is how many homes are currently for sale. This number is (UP/DOWN) over (INSERT PREVIOUS TIME FRAME). For buyers, this could mean (INSERT WHAT IT MEANS. Ex - more or less inventory to choose from). For sellers, keep in mind - (INSERT WHAT TO KEEP IN MIND. Ex - more or less competition).

X Listings Sold in (TIMEFRAME)
This is how many homes closed and is (UP/DOWN) over (INSERT TIME FRAME). Keep in mind that (INSERT MORE CONTEXT TO THIS DATA & COMPARRISON IN YOUR MARKET).

Average Days on the Market = X days
This stat gives you an idea of how long it takes for homes to go under contract in a local market. Knowing this average can help you make more informed decisions as a buyer and set expectations and strategies as a seller.

X Homes Under Contract as of (INSERT DATE/TIMEFRAME)
These are homes that are currently pending. Right now, we're seeing that this number is (UP/DOWN) over (INSERT TIME FRAME).

Median List Price as of (INSERT DATE)= $X
This is the median price that homes currently for sale are listed at. This means that half of the homes are listed below this price and half are listed above.

Median Sales Price in (TIMEFRAME)= $X
This is the median price that homes sold for in the timeframe. This means that half of the homes sold below this price, and half sold above this price.

It's important to take a look at these numbers to give you some insight into the market.

However, if you're thinking about selling or you own a home, I'd recommend a closer evaluation that takes into account your home and more specific comps.

If you're a buyer, I'd also recommend evaluating more areas and having a conversation about what to expect when buying in today's market.
