Homes are selling quickly, and there's high demand from buyers across the nation. So, how exactly do you engage with the people on social who are considering selling their homes?

After all, real estate marketing online has traditionally been easier to target buyers. So in today's episode, we're covering seven social media post ideas that you can easily share to start engaging potential sellers in your area. 

Today's Market

We're in a unique real estate market right now. The average person is becoming hyper-aware of the market. During the 2020 lockdown, homes quickly became too small to accommodate many family's needs. Some decided to move across town or even the country to adapt to their lifestyles better. The desire for new home spaces, historically low-interest rates, and rising home values all combined to create real buyer demand across the country. 

You have the unique opportunity to leverage the market activity and people's active interest to engage potential home sellers. Take this time to connect with the people you already know and attract new sellers through social media, such as Facebook or Instagram.

And it all starts with creating content of value geared towards our target audience of sellers in your local area.

People are looking for information from a reliable source. We want them to know that you're that reliable source. You're there to guide them from the initial thoughts of selling all the way to the closing table. You can create content that answers the questions or objections they have and establishes you as the listing agent they need - all through a social media strategy for real estate.

7 Social Ideas for Seller Marketing 

Let's uncover seven social media post ideas to attract potential sellers and generate listing opportunities for you. These posts can be shared on Instagram, Facebook, or your social platform of choice. 

And to make them as effective as possible, keep it engaging! 

You can start by using one of the topics to write a social caption that goes with the photo you select to share on Instagram. You can take it one step further and create videos about this topic, Instagram Reels, or even make Instagram Guides

Just don't get hung up on how you'll share the content. The most crucial factor is that you share it! 

So, let's dive into seven post ideas beyond the popular posts about the home selling process or staging tips. 

1) Why Now Is a Good time to Sell in XYZ Area

This post is intended for the people who aren't as aware of the current real estate market or who are unsure if now is the right time for them. 

I want you to take this topic and expand upon it. It's common to see social posts that say, "the market is hot" or "now is the time to sell!" But why is that the case? These sentiments alone often come off as salesly. 

We want to provide value through what you're sharing. So, dive into the current market conditions. This is why it's key to include the specific area you are targeting in this post. 

How much are home values up? What about potential equity? How quickly are homes selling? What are you seeing in the market?

Keep it easy to understand but paint the picture of why it truly is an ideal time to sell in their area. 

2) Share the Potential for Moving Up 

Why might someone be motivated to sell their home right now? Maybe they've outgrown their space, but aren't aware of what they could purchase today. 

The combination of the equity in their current home and today's low-interest rates might combine to be an excellent opportunity for a potential seller. But they might not know this at all! 

Share an example to put into terms they can plainly see. Let's say someone purchased their home five years ago for $300,000 in your farming area and put down $60,000. You can estimate the potential home values in the area and potential equity. What does that look like? How could they apply their equity towards a new home in a neighboring community that's selling for more? Next, what do today's low-interest rates mean from a monthly payment perspective?

All of this information combined might be surprising to a seller. By sharing, you're opening the doors to them considering moving up or having a conversation with you about their opportunities. 

3) Why Working With a Professional Matters in a Hot Market 

Homes are selling so quickly it doesn't matter who I work with...wrong!

You know from experience why it matters to work with not only a REALTOR® but a professional, like yourself, in the industry. However, your next seller might not!

Share why it is essential to work with a knowledgeable, attentive real estate agent. You can create a video or a list of reasons, but I challenge you to share this concept with a story. 

Talk about a past transaction (leave out personal or specific details) where you navigated a tricky situation or something unexpected happened during the transaction. 

It's been proven that people relate to and remember stories better in marketing. So, increase your chance of not only getting people interested but also remembering what they learned from you. 

4) Why Marketing Matters, Even in a Hot Market

Does high-quality professional marketing matter?

Well, it matters to your branding and reputation. It also matters to the sellers! 

Share why marketing can be impactful even in a fast-selling market and how you provide enhanced marketing services to better serve your sellers. 

If you do professional photography, video tours, or 3D tours, you might be ahead of many agents who are not right now. Use this as a way to differentiate yourself and establish part of your value. 

I'd recommend using real-life examples of your past marketing to talk about this topic. Take the video tour you did last year and upload it to social. Instead of promoting it as a listing, rewrite the caption to be about your video services and why they help sellers today. 

This is also an innovative way to get more mileage out of the marketing you've invested in. 

5) What to Expect When Selling Now

Once you've established that it is a good time to sell, explain what they can expect from the process. 

This appeals to people who are still slightly on the fence about selling or are picking their listing agent. If you're open and upfront about the process, this helps establish your authority and also trustworthiness. 

So, let them know about the ups and downs of selling in today's market. If you're seeing homes selling exceptionally quickly, how can you help them prepare to move out and on to their next home? The same goes for showings. If you expect them to be inundated with showings, fill them in on how you make this a better experience. 

This topic is also your opportunity to address any concerns people are having right now such as, "where will I go when my home sells?"

6) Buying and Selling At the Same Time

Selling a home and buying a new one is often a new experience for many sellers, even outside today's market. 

Explain the process and how you can help make it as less stressful as possible. Let them know how you can help them plan and obstacles you might need to help them overcome. 

Being as transparent and helpful can go a long way with your real estate marketing.

This is not only a beneficial social post but also an exercise in establishing your value proposition for sellers. So, next time someone asks you this question, you'll be more prepared as well. 

You could share this as a written post, video, or even leverage testimonials to help explain why you're the ideal agent to sell their home.

The more you consistently share content around a particular topic, the more you will be known for it. So, even if you don't have any listings in an area yet, continuously sharing tips for sellers in that area helps to establish your branding
