Customizable Reel: Staging Outdoor Area

Reel Type: This reel is customizable & you can edit the text in Canva

COPY CAPTION BELOW:

☀️🏡 Hot tip - it's important to keep your outdoor spaces in mind when staging your home to sell.

Your outdoor spaces create your home's first impression and welcome potential buyers.

They're also where buyers will imagine their own lives, lounging in their new outdoor oasis or hosting outdoor gatherings with friends and family.

So here are some top tips for staging your home's outdoor spaces and making them sale-ready:

◽️ Keep it clean and polished:

Be sure to sweep floors, wipe down windows and furniture, and keep the overall space clean. Also be sure grass is trimmed and all landscaping is polished and manicured.

◽️ Use furniture for a welcoming atmosphere:

You can use furniture to showcase how the space would work for entertaining or for lounging - this helps buyers imagine actually living in the space themselves.

◽️ Add cozy lighting and accessories:

Adding accessories such as cozy pillows and blankets to furniture or warm lamps or string lighting gives the space extra character and a more welcoming feel.

◽️ Include extra greenery and/or flowers:

Extra greenery through potted plants and/or flowers throughout your outdoor spaces can also help them feel more inviting.

◽️ Highlight its best features:

If you have an extra special outdoor feature, such as a water feature, a fire pit, or an exciting dining space, for example, be sure these features are shining bright and on display to put your outdoor space's best foot forward.

So if you're thinking of selling soon, be sure to save this post as a resource for later!

Ready to Share Reel: Where to Live

Reel Type: For quick ease of use, this reel is ready-to-share & not editable

COPY CAPTION BELOW:

🤷‍♀️🤷‍♂️ 'Where should I be looking at homes for sale?' and 'How do I decide the right side of town for me?' are some top questions buyers wrestle with.

Where your home is located is an important factor to consider!

So here is my best advice:

◽️ Consider your desired lifestyle:

Are you looking for a buzzing city or a laid-back suburb? Adventure and activities, or nature and peaceful views?

◽️ Location, location, location:

Do you have a commute to work? Are you interested in a particular school district? Keep your lifestyle and daily routine in mind when considering your options.

◽️ Define your home checklist:

Make a list of your must-haves in a home - this will help you narrow down your home search as you find which areas offer the type of home you're looking for

◽️ Explore the community beyond the home:

Are you looking for a connection to community? A location where you'll find local events, shopping, and dining? Check out different community options that offer the activities and accessibility you desire.

◽️ Find your local expert:

Leveraging the knowledge of a local community expert offers you first-hand insights into your options and can help guide you to your perfect home sweet home.

If you keep these in mind, you’ll not only love your home but also where you live!

Ready to Share Reel: Maximize your ROI

COPY CAPTION BELOW:

If you're thinking of selling your home, there's no doubt that getting top dollar tops your list!

So here are some of the top items to keep in mind to maximize your ROI when selling -

🌱 Curb Appeal: Put your home's best foot forward by making sure its first impression shines as bright as possible. Make sure the exterior is clean, the landscaping looks sharp, and any front porch space is inviting and welcoming.

🔨 Minor Repairs: If there are any minor repairs you know of, it's a good idea to get them out of the way before listing. This could prevent potential buyer hesitations and attract higher offers.

🧹 Cleaning and Staging: To make your home as attractive as possible, it's important to be sure it's clean. And if you stage the space, it makes it easier for buyers to envision it as their own.

⭐️ Highlight the Best Features: Highlighting your home's more attractive features and characteristics can help it stand out among the competition and showcase why it's a valuable option for buyers.

✔️ A Strategic Marketing Plan: And to make sure your home shines bright and reaches the most potential buyers as possible, you need a strategic and effective marketing plan to get it sold.

🔐 👀 Have you considered these?

When buying a home, it can be exciting to look at homes online and to tour homes in person.

But be sure to consider all of the factors that go into not just the home but your lifestyle as well.

You’ll want to choose a home that works for you today and in your plans for the future (whether that's living there for the short or long-term).

To help with this -

✔️ Get clarity on exactly what you're looking for in your home

✔️ Look at the market data for trends in the area to make the most informed decision

✔️ Take a deep dive into a home you're interested in

While this might seem like a lot to consider, an experienced real estate pro can be there to guide you through it all.

So, be sure to save this reel to come back to and reach out to me at any time as you're making your move into your next home!

Ready to Share Reel: Don't Test the Market

Reel Type: For quick ease of use, this reel is ready-to-share & not editable

COPY CAPTION BELOW:

Here's a piece of wisdom you won't want to forget -

🏡 Don't Test the Market With Too High a List Price 🏡

Setting the right price from the start when selling your home isn't just about numbers.

It's a strategic move that can make all the difference in the successful sale of your home.

If you price it too high to begin with, this could potentially lead to fewer offers and your home being on the market even longer.

This, in turn, could lead to lower offers as people see your home has been available for a while.

Instead, a strategic price is optimized to attract the most qualified buyers and offers in today’s market.

So, consider this your friendly reminder for a pro - price it right from the beginning!

And be sure to save this tip to come back to when you're ready to hit the market and reach out to learn what that strategic price looks like for your home 🗝️✨

Ready to Share Reel: Pre-Qual or Pre-Approval

Reel Type: For quick ease of use, this reel is ready-to-share & not editable

COPY CAPTION BELOW:

Since this is one of the first (and most important steps) of buying a home, let's dive into these two options -

✅ Pre-Qualification: this is often a quick estimate using an online tool to determine how much home loan you might qualify for based on the basic information you provide. While this can be a good starting point, it's not a guarantee you'll be approved for a loan and for how much.

✅ Pre-Approval: this is a more in-depth review of your financial info where the information you provide is verified, and your application is processed by a mortgage lender. Once you have your pre-approval, you'll get a letter from the lender with the amount you've been pre-approved for. This is an essential step to have when making offers and moving forward.

Which is right for you?

Well, if you're serious about making a move, getting pre-approved can strengthen your home offers and allow you to know for certain how much home you can afford when looking at your options. 🏡

I'd be happy to share my list of trusted local lenders who can help you get pre-approved if you need help - feel free to send me a DM and I'll send it your way!
