It can be exciting and sometimes overwhelming to predict the next trend in real estate marketing. 

What new app will change how we market ourselves next year? I'm sure you never thought dancing videos would make their way to professional services like real estate. But thanks to Tik Tok and Instagram Reels, it has.

While as a professional marketer, I love experimenting with the newest marketing strategies, it can be distracting. It's essential to stay focused and create habits that will lead to long-term success as a REALTOR. 

Having a core set of marketing philosophies can help guide you. You'll know that no matter what trend is ahead or how your business evolves, you have a strategy in place.  

So, in today's blog and podcast, we're discussing "7 Modern Real Estate Marketing Strategies to Live By." 

1) Plan for Flexibility 

Following 2020 and the impact of COVID we all learned the importance of flexibility and adaptability. However, I've been practicing this marketing strategy for years because I learned the hard way. 

Several years ago, I set out to plan an entire year of marketing at one time. I felt accomplished when it was complete, but it was impossible to follow-through because it left no room for new opportunities, ideas, or reevaluation. 

It's helpful to have wiggle room and to be adaptable as conditions change. You never know what could happen in the market or society that could cause a shift. On the other hand, you don't want to miss out on an excellent marketing opportunity because you can't squeeze it in. 

One way to do this is to plan it into your marketing budget. Figure out how much time and money you want to spend on your real estate marketing. Leave a portion or percentage each month to allocate to something you didn't plan for. You can use this extra time and money for unique opportunities or creative ideas.  Flexibility is a mindset shift. Real estate is a fluid business. So welcome change, don't be afraid of challenges, and look for new possibilities.

2) Develop Your Personal Brand

If you want to treat your real estate business like a business, start viewing yourself as a personal brand. Your brand is so much greater than a combination of colors, logos, or beautiful websites. 

It's essentially who you are, how people see you, and how you make them feel. So, focus not only on the way you present yourself but on the impact you make in your customers' lives.

3) Build Relationships from an Authentic & Genuine Place 

Are you looking to create customers for life and raving fans? Then come from a place of authenticity. 

How you make people feel combined with the customer experience you provide is the best marketing strategy you can do. We live in a culture of being sold to. Don't make everything all about the sale. 

While it's crucial to have a plan for follow-up and touch plans, don't lose sight of the genuine connections you're building. So, next time you send a marketing email or follow through on your planned communication, remain focused on genuinely serving and connecting.

4) Be a Transparent, Consistent Source of Info 

One of the best ways to serve others and excel in real estate marketing is to be a valuable source of information.

Continue to provide info on the real estate process or what's going on in your local market. Sharing this type of content builds credibility and local authority. And you have so much knowledge to share that would help people achieve their own real estate goals! 

Keep in mind your transparency impacts your trustworthiness. Be honest with the information and professional in how you present it.

5. Use Visual Storytelling 

Storytelling as a real estate marketing strategy can't be topped. 

It gives substance to your content and empowers you to connect with your ideal audience. You might be familiar with storytelling when it comes to creative listing descriptions.

Visual storytelling takes this one step further. It could be a scroll-stopping photo with a compelling caption, or better yet, it could be a video. We've been talking about video in real estate marketing for many years, but with the rise of Tik Tok and Instagram Reels, there are more options than ever to get creative with your visuals.

6. Make High-quality Marketing a Standard for Listings 

Marketing for listings has always been crucial to a successful real estate career and a question that your sellers will ask.

Today we're in a market where homes are selling unbelievably quickly, and inventory is low. So why invest in top-notch listing marketing? 

There are many reasons aside from selling that active listing! For starters, your marketing could easily lead to your next listing, whether from the marketing itself or used as an example at a listing presentation.

You can also get value out of that listing's marketing materials long after the home has sold. Use photos of the house for social content and repurpose as examples of decor or home features. Take the community photos or amenity videos and reuse them for entirely new marketing pieces. 

Never waiver in what you provide your customers. The services you provide are all part of your branding as a real estate agent! 

7) Keep Pushing Yourself 

It can be easy to fall into a groove. We've all done it! But don't lose sight of the future, and getting towards that future will require you to keep pushing yourself. 

Don't be afraid to take a risk, and always keep an eye out for future opportunities by learning new ideas. Tune into a podcast, attend a webinar, or watch a video.
