Seller Rate Buy Down

Ever heard of a Seller Rate Buy Down, Seller Buy Down, or Rate Buy Down? ➡️ And could it benefit you with today’s interest rates?

Interest rates aren’t at the historic lows they once were and many are looking for ways to make purchasing their next home more attainable. 

One financing strategy is through a temporary buy-down. 

💡 A temporary buy-down is a cash payment that lowers the borrower’s interest rate for a period of time which, in turn, lowers the monthly mortgage payment. 

Any party can temporarily buy down the rate, and the cost depends on the size of the loan and the duration of the buy-down. 

Why would a seller offer a rate buy down for a buyer? 

👉 Instead of reducing their listing price, a strategy to leverage would be a seller rate buy down. This can be a win-win for both parties as the buyer’s monthly payment for a period of time would be reduced and possibly more affordable.

But when it comes to maximizing your return - setting a listing price that is too high is NOT part of the plan!

💸 It can pay to compare rates from different lenders - especially with today's rates.

But many homebuyers aren’t “shopping around!”

Fannie Mae’s National Housing Survey found that one-third of homebuyers obtained only one mortgage quote.

And on top of that, the same survey found that less than 15% of homebuyers negotiated discount points, mortgage insurance, and appraisal fees.

I highly recommend that you take a look at all of your options when it comes to buying a home. 👍

While 29% of those surveyed said they were satisfied with the first quote they received, there could be a better option out there for you!

🛑 Before you list your home or consider selling, do you know these 3 common mistakes?

The first mistake is 👉 pricing too high! I know you want to get the most money you get for your home. However, pricing it TOO high can lead to fewer offers, a longer time on the market, and ultimately a lower sales price.

Instead, we need to price your home strategically so that it attracts more qualified buyers and competitive offers!

The second mistake is 👉 inferior marketing. Not every agent is equipped to market your home in a modern, engaging way to increase your exposure.

You need a complete marketing plan that extends far beyond a sign in the yard and low-quality photos on Zillow.

The third mistake is 👉 working with the wrong agent for you. A qualified agent should not only be experienced in your local market but should mesh with you personally as well.

Your agent should be there for you by getting your home ready to sell, pricing it correctly, marketing it innovatively, managing the process and negotiations seamlessly, and being the knowledgeable expert you can rely on.

One way to make your home-buying experience less stressful is to prepare ahead of time!

You don't want to be stressed out looking for necessary documentation or delayed because you don't have a crucial piece of info. 🙅‍♀️🙅‍♂️

So, if you're thinking about buying this year, let's get you organized!

When applying for a mortgage and starting the buying process, you'll need the following info -

📃 Proof of employment or documentation for those self-employed

📃 Bank statements and financial records

📃 Proof of income and pay stubs

📃 Tax returns for the past two years

📃 Personal info, like your social security number and I.D.

📃 A record of debts & assets

🛑 Before you buy the home - research the area! 🛑

Paint colors in your new home can easily be changed. Outdated appliances can be quickly replaced. Backyards can be revived with new landscaping.

But your cannot change your home's location!

That's why I always empower my buyers to make the best possible decision by researching all the facts.

✅ First, you'll want to look at the area's ratings.

This could include schools, walkability scores, and more. I'll be sure to provide impartial 3rd party resources where you can view this information for yourself.

✅ Next, what's coming to the area?

You might love the secluded location but is a major development planned? While I can't predict the future, I can look at permits and zoning in an area to give you insight. I also stay up-to-date with the local market, business climate, and economic developments to further guide you.

✅ I also recommend you drive through the area at all times of the day. 🚗 See what your commute is like, what the area is like at night, and more!
