After all my home -

or whatever the reason might be!
While comps (or comparable homes) are used for estimating home values, these comps are expertly selected to be the most like your home.
You might not realize that the home you're comparing yours to might not be a comp to look at.
Here’s why 👉 licensed appraisers and real estate professionals consider a lot of factors when selecting comps, such as -
📍 Location: Is the home in a comparable neighborhood or area? Even being a few streets apart can make a big difference.
🏠 Size: The square footage, number of bedrooms, bathrooms, and lot size all play a role.
🛠️ Condition: Updates, renovations, and the overall maintenance of the property are key.
📅 Timing: A sale from a year ago might not reflect current market trends.
So, while it’s tempting to make assumptions based on a neighbor’s sale price, getting a professional opinion is the best way to understand what your home is truly worth.

Cozy Winter Home

❄️🧣 While our homes are no longer filled with Christmas trees, stockings, or our favorite holiday decor pieces, it's still the perfect time of year for a warm and cozy decor style!
Here are some of my favorite tips for home decor for the rest of the winter season -
◾️ Switch to Neutral Throws & Pillows
Replace holiday-themed accents with cozy, neutral-colored options - look for chunky knits or faux fur to keep it warm and inviting.
◾️ Keep the Lights
Remove holiday-specific lighting but keep fairy lights or string lights -drape them in simple arrangements for a soft, cozy glow.
◾️ Bring in Wood Accents
Incorporate wooden bowls, trays, or stacked logs for warmth and a natural winter aesthetic.
◾️ Update Your Entryway
For example, remove holiday wreaths and replace them with a winter wreath made of greenery or natural elements like pinecones or berries.
◾️ Reimagine Your Tablescape
Remove festive runners and replace them with neutral or winter-inspired table decor, like a linen runner, simple candlesticks, or small plants.
◾️ Switch to Cozy Winter Bedding
If you had festive bedding, swap it out for textured quilts, flannel sheets, or neutral duvets in warm tones.
◾️ Highlight the Fireplace
Replace stockings and garland with simple candles, stacked wood, or a neutral garland to make the fireplace the winter focal point
