As we enter the spring market, it's important that we focus on listings - whether we're looking to attract more sellers, win the listing when you get to that listing appointment, or simply do a great job when you have the listings so that in turn, you get more listings and continue that cycle.

There are two big strategies we can focus on when it comes to listing generation - the listing presentation and the listing marketing plan.

But you might be asking, what exactly is the difference between a listing presentation and a listing marketing plan?

    So what's a Listing Presentation?

    • The process of a listing appointment where you learn about the seller and the home. 

    • You might share more about you, your brokerage, talk pricing strategy, mention marketing, talk about the process of selling, and essentially go over the process of selling the home

    • This might be a casual conversation or a formal presentation - some people have print or digital presentations to accompany

    • There are many strategies to this, but the main goal of a listing presentation is to list the property during an appointment with a potential seller

    And what's a Listing Marketing Plan?

    • This is your exact plan to market the property and can be used as part of your listing presentation

    • Marketing is at the forefront, which is important in today's market

    • This highlights the modern strategies that go above and beyond syndication - like social, reels, videos, and more

    • This is your step-by-step marketing plan and strategy to attract more qualified buyers.

    • While it's modern, it can also be an impressive piece of marketing to leave behind & a differentiator for you

    In today's market, I believe it's wise to have a listing marketing plan that you can:

    • use stand out on a listing appointment

    • use as a lead generation opportunity - for example, used as a call-to-action to "get my listing marketing plan for your home"

    • and ultimately, get more listings

    To do this, you can create something yourself, lean into what your brokerage or team offers, or get a proven plan from a pro.
