Instagram Reels can increase your reach on Instagram, meaning more potential home buyers and sellers viewing your posts - which is exactly what we want with your real estate marketing strategy!

We want more people to know you as their go-to local agent, and by leveraging Reels, you're able to build your brand while forming connections in your market. While we know how effective Instagram Reels can be, we know how time-consuming they can be as well.

Reels are another strategy you have to plan for, execute on, and be consistent with to see results. But what if I told you they don't have to be challenging to make?

In fact, I have three sure-fire ways for you to show up on Reels in an easy but effective way!

When it comes to Instagram Reels, I know many agents either love them or hate them. Some people just enjoy creating content and putting themselves out there. That's incredible if you're an agent like that! But others don't have the time for it, don't know where to begin, or just don't feel comfortable creating Reels - which I can completely understand.

However, if you want to fully leverage Instagram marketing for real estate, then Reels can amplify what you're doing. Since Instagram is promoting them, they get more views and engagement on the platform. 

So, if you've felt like you haven't been getting as many likes, comments, or DMs from Instagram as you have in the past, Reels might the solution you're looking for. By simply adding one Reel to your content calendar each week, you could potentially connect with hundreds or thousands of more viewers.

But what we want is for you to connect with the right type of viewers. Because the right type of viewer might have a real estate need you can assist with. The right type of viewer might be your sphere who you can engage for repeat and referral business. The right type of viewer doesn't keep scrolling past what you post - they want to work with you.

So, today I'm sharing 3 Easy but Effective Instagram Reel Ideas for Realtors!

As a Realtor, you're at an incredible advantage on social. People love to look at homes! So, that's exactly where we'll start for idea #1.

Instagram Reel Idea for Realtors 1: Take a Listing Tour

The easiest type of Reels for Real Estate is, of course, property tours! We've known for years how well videos work for promoting listings, but Reel tours take it one step further.

They pop on Insta, and people are drawn into watching them! They're also incredibly easy to create, and you have options when it comes to creating them.

  • Record a Listing: The simplest way to get started is to simply film a Reel yourself. So, if you're at a listing, record yourself walking through the rooms. Then, you can edit it later with faster transitions, trending music, and text on the screen. Another option you have is to ask somebody else to film you walking through the home. That way, you can show up on camera (helping build your brand), and you can add commentary if you'd like. Watch my free training on how to create a Reel for listings.

  • Go for New Construction: If you don't have listings or if you want to work the new construction market, you can create Reels for model homes. I highly recommend this because you could break down your content and feature a model or development a week. The perfectly staged model homes stand out on Instagram, and you'll be branding yourself in the new construction niche.

  • Collaborate with Your Photographer: My best tip is to work with your professional listing photographer! If you're already paying for professional photos or videos, see if your photographer can create a short vertical video that you can use for an Instagram Reel. That way, you have the content ready to go, and you can let your sellers know that you'll be creating a professional Reel to promote their home for sale. It's a win-win situation!

Instagram Reel Idea for Realtors 2: Try a Talking Reel

When Reels first became popular, I have to admit most of us were concerned that we'd have to hop on the dancing trends. In fact, the trending nature of Reel styles is what makes this type of content so fun. But that doesn't mean you have to follow a particular trend style to see results

In fact, my best performing Reel of all time was what I call a "Talking Reel." Now, a Talking Reel is exactly what it sounds like. It's a vertical video where you share entertaining or educational information. You don't have to learn any trends. All you have to do is show up in front of the camera and share value. In reality, it's basically a vertical video that you're integrating into Reels in a way that works for the platform.

Now, to see success with Talking Reels, I have a few tips:

  • Choose a Subject You're Passionate About: If you're going to be sharing info or a story, you don't want to be boring! When you're passionate about a topic, your personality shines through, and you won't struggle as much with coming up with something to say.

  • Keep it Interesting with Movement: I've filmed several of these type of Reels while walking down the street in a cute downtown area. Movement keeps the video more in line with the style of Reels and helps keep people interested. So, you can film it all in one take and avoid time on edits while still being fun to watch. If you're just sitting in front of a plain wall, it might be more challenging to capture attention.

  • Add Captions Onto the Screen: Take advantage of Instagram's auto-captions so people don't miss all of the key info you're sharing.

  • Pick a Topic People Will Want to Share & Save: This tip alone will make the biggest impact to your post, and to know exactly what people will want to share and save, you have to understand your audience and their needs, struggles, or wants. When I look back on my top Reel above, "🏡 Quick tip you can easily do today to brand yourself as the local expert 🏡⁠", there's nothing fancy about it. I'm walking down the street in a baseball cap after working outside at a coffee shop. I didn't spend hours on making sure everything was perfect. It didn't take me forever to plan and make. (Honestly, I filmed it in one take!) But what it did do is connect with people, and give them the encouragement and advice to try something on their own as well. So, give Talking Reels a Try.

But for the easiest Reel of all, you don't have to create the content at all.

While I want you to take advantage of the trending nature of Reels, I know that you don't always have the time to create them on your own. That's perfectly OK!

There are resources out there for you to share engaging Reels on Instagram without having to do all of the work yourself. That way, you can take a piece of content that already has the video edited in an exciting way, includes text and audio, and captions to start using right away.
