3 Top Real Estate Marketing Lessons to Bring into the New Year

I've shared a lot of content on the Ideas for Real Estate podcast this year! We've talked about everything from social media to marketing in a shifting market to agent branding. We've had conversations about strategies that are currently working, creative ideas to try, and insights into modern real estate marketing. As we head into a new year, let's take a minute to reflect on some of the top lessons I shared and how you can leverage these tips in 2023.

When I started the Ideas for Real Estate podcast, my goal was to share current ideas and trends to try along with foundational marketing principles you can build a business upon. And as I look back at all of the content I've created and shared this year on the show, there are some definite themes that I know will continue to be relevant into the new year.

So, for this week's episode, I'm sharing three lessons you should apply to your real estate marketing in 2023 with a quick recap. I'll also share additional episodes you can tune into to learn more about each strategy.

Follow a Specific Marketing Strategy for Your Real Estate Business 

Most agents who struggle with marketing will find that the root of their problem is their plan, or more often than not, not having a plan.

It pays (literally leads to more closings) if you have a real estate marketing plan and if you are strategic with all of your marketing efforts. I often say, "we don't do marketing for the sake of marketing." If you want to achieve real results from your marketing efforts, don't waste time and money on random ideas here and there. Take a step back and figure out what your strategy looks like moving forward.

Engage Your Sphere in Modern Ways, Consistently 

Want more repeat and referral business in the new year? Then, engage your sphere (the people you know and past customers) purposefully and in a way that's in line with who you are as an agent.

The goal is to continue fostering relationships and keep people connected to you, not to annoy or bore them! And one of the best ways to do this is digitally on social media and even through email marketing.

  • 101: Realtor Newsletters 101: Engaging Your Sphere & Leads with Email. Email marketing can be incredibly effective and personal if you do it right! If you send outdated emails nobody cares about, it's no surprise that it doesn't work. In this episode, I share how to be consistent and the framework for a monthly email, including what type of content to share. I also reveal some of my best tips to make email marketing more successful for you as a Realtor. And after hundreds (probably thousands!) of real estate marketing emails in my career, I know exactly what to do to get results! So, don't miss out on this effective form of marketing in 2023.

  • 91: How to Engage your Realtor Sphere with Social Media Marketing. Your social media content should help you engage the people you already know, along with attracting new customers. Yet, for many agents, their content isn't relevant to people who don't have an active real estate need. In this episode, I share practical tips anyone can do, along with content ideas designed to keep your sphere interested in what you're sharing on social. That way, you stay top-of-mind for all things real estate!

Lastly, Instagram marketing tops my list for social media marketing. However, not just any type of Instagram marketing. This year we talked about how to leverage Instagram marketing to make meaningful connections and build your personal brand as an agent. The content you share and how you present yourself online can not only lead you to your next customer, it's also a reflection of who you are.

So, as we look at leveraging Instagram marketing in 2023, let's share your story as an agent, but in a way that's true to you. That way, you're reaching your goals while creating genuine connections with authentic content!

Nobody wants to feel like you're "selling them," and traditional advertising can leave this impression.   • 108: A Realtor Success story on Instagram and TikTok with Christine Remler. If you want to be inspired while learning some key Instagram tips along the way, this episode is for you! Christine is a student of mine and a member of The Marketing Suite, and we chatted about how she went from no followers as a brand new agent to multiple closings and listings - all from her Instagram marketing strategy.
